Meet the Dalton’s 

After 14 years in their current home, their daughters had grown up and were finishing up at school. They weren't actively looking for a home. They hadn't been out touring homes and their current home wasn't even on the market yet. In fact, they thought they were still a few years away from being ready to move.

They had been using Zillow to get an understanding of the market and what was available to them in their price range. That's when they saw "the one". It checked all of their boxes. An older home with character, an established neighborhood, over an acre of property, no pool or HOA, close to their jobs, room for a garage conversion for the mother-in-law suite, it was exactly what they had envisioned. But how could they make this house their home when they were so far from being ready to sell their own home?

They wanted to see that home as soon as it was available, Now What?

The property that they fell in love with was being advertised as a "coming soon" listing, meaning it wasn't available for showings just yet and offers were not yet being entertained. So Jason and Elizabeth reached out to us directly to set up an appointment to see the property for the very first day that it was available thinking, what the heck, let's see what happens.

The Daltons fell in love with the house and property as soon as they set foot in the door. They knew that they wanted to do what they could to make this their new home. Because they had contacted us directly, they asked if we would be willing to explain their situation to the sellers to see if they might consider working with them despite the need to sell their own home first.


We worked to put together a personal letter to the sellers explaining how much they loved the home and why it was so perfect for them. The sellers were moved by their story, and decided that it was important to them that the new owners loved the home as much as they had. But there was that lingering issue of the sale of the Dalton's home, and the sellers were understandably hesitant to take their home off the market so quickly with a potential problem.

Let us work on the solutions

We reviewed all of the feedback that had been diligently collected and the Daltons expressed their concern that the seller might never accept an offer that had so many things that needed to happen in order to close. Rather than discouraging the Daltons, we encouraged them to let us work on a solution to the problem. We set up an appointment to tour the Daltons' home in person as soon as possible to evaluate its condition and value and to estimate how difficult it would be to sell. We reviewed a detailed analysis of the comparable sales in the area and arrived at a price that was both acceptable to the Daltons and likely to result in a relatively quick sale. After reporting back to the sellers with the findings of our market analysis and explaining that we were confident in the sale of the Daltons' home, the sellers were happy to sign off on a contract to move forward with the sale. The Daltons were overjoyed! It wasn't all smooth sailing from there though...

After professional photography and videography and an aggressive advertising campaign, the Daltons' home was up for sale. The showing activity resulting from that advertising was almost overwhelming at times, with over 40 showings in 30 days. The Daltons were becoming concerned that they wouldn't be able to sell their home and would lose out on their dream. They were also more than a little worn down by the process of cleaning up quickly and gathering their daughters and dog to leave for showings several times a day. We agreed that it was time to reevaluate the situation to see if a course correction was necessary. 

We reviewed all of the feedback that had been diligently collected from the Realtors that had shown the home and reported back to the Daltons with some small changes that could be made to help improve buyers' responses to their home. After those small tweaks were done, we encouraged a small $1,000 price reduction in order to make services like the MLS, Zillow.com, and Realtor.com push the property update out to everyone that had saved the home as a favorite or had it come up as a match in their automatic home search emails. We were confident based on the feedback that we'd gathered that the price truly wasn't the issue. We then shared that information with the sellers to make sure they were comfortable with the progress being made and with giving the Daltons a little more time to get their sale completed. Based on the information we had collected and the changes being made at the house, the sellers agreed to give the Daltons more time.

Fortunately, everything went perfectly according to plan. Immediately after that small price reduction there was a surge of showings immediately followed by a full price offer! The Daltons' home moved through inspections and appraisals and closed quickly, allowing them to move into their new home with minimal delay. Both the buyers and sellers were overjoyed with the outcome and couldn’t be happier with their decisions.
