Roofing 101

Quiet in the back!  Class is in session đŸ‘©â€đŸ«...  Mr. or Ms. Home Buyer, you're walking up to what could be your first home as well as the largest financial investment you've ever made.  You notice the beautiful bay window, check out the stylish new lighting fixtures around the garage, and you fall in love with the freshly-applied hottest paint color of the season.  But did you take a close look at the roof?  You know, the thing that costs WAY more than all of those other upgrades combined.  The thing that protects everything else that you own inside of the house...  And if you did, do you really know what you're looking for?  đŸ€”

Don't laugh Mr. or Ms. Home Owner, you're up next!  This isn't just a subject for first-time home buyers.

So Mr. or Ms. Home Owner, you have a "30 year roof" with a warranty, and it's only 25 years old.  You're in the clear, right?  Does a 30 year roof really last 30 years?  And that warranty that you think you have on your roof, do you have that in writing?  Did you get all of the different required aspects of the roofing system, installed by an acceptable contractor, to qualify for that warranty?  đŸ˜“

Before you get an unexpected education in roofing by means of a home inspection, it's a good idea to take a close look at the condition of your roof to be sure you won't have problems selling your home or obtaining a mortgage to buy it.  Here's a scary thought, roof issues can cause problems beyond just deterring a potential buyer.  Roof issues can kill your sale by making it nearly impossible for the buyer to obtain a new insurance policy and can even cause the buyer's mortgage to be declined!  In the best case scenario with an unexpected issue with the roof, you've now got a very limited timeframe within which to obtain multiple quotes from trusted roofers... in writing. đŸ˜«

Don't wait until a roofing issue becomes a road block in the sale of your home, a dead end in your pursuit of a mortgage, or an avoidable emergency as water pours in through the ceiling.

Don't worry, we've got you covered!  We asked Paul Priest at JTO Contracting the questions we hear most frequently from our clients (and just about everything else we could think of) about roofs.

We asked:

  • Does a "30 Year Shingle" really last 30 years?
  • What are some warning signs that a roof is at the end of its life?
  • How can you extend the life of your roof?
  • How do roof warranties work?
  • How do solar panels impact a roof?
  • ... and a whole lot more.

You can view the entire interview or pick and choose the specific questions that interest you back at the top of the page👆.  If you want to talk with a roofing contractor about your options, or have additional questions about roofing that we didn't cover, we recommend giving JTO Contracting a call!
